Coral Gables – the City Beautiful


It is easy to see why people love living in Coral Gables and why it is called the “City Beautiful.”   Located just south of Miami, it is a popular area in South Florida with a lot to offer in terms of real estate and livability.  From some of the most magnificent waterfront estates to smaller, more modest condominiums, there is definitely property to fit every budget and every buyer.  There is a lot of history and charm, which is frequently found in much of the architecture and feel of neighborhoods. 

Coral Gables at a Glance
Coral Gables is a part of Miami that is very popular with visitors and those wanting second homes in South Florida.  It is a quiet alternative to Miami as well as a part of the area that has a lot offer.  As a very walkable part of the area, this classic Florida community is divided into North and South Gables. This well-landscaped upscale suburb of Miami features gorgeous boulevards with exotic fountains that give it that South Florida appeal and beauty.  As the home of the University of Miami and the ever-popular Miami Hurricanes, Coral Gables houses many professional athletes who love South Florida and like being away from the action of Miami.

North Gables features Miracle Mile and most of the area’s nightlife, restaurants and fabulous shopping for which Coral Gables is known.  Additionally, most of the Coral Gables condominiums are located in this part of town.  As a very navigable part of town, there is much to do and see including the Fairchild Tropical Botanical Garden, Matheson Hammock Park and the Lowe Art Museum.

South Gables is primarily a residential part of town with neighborhoods of single family homes.  The most luxurious waterfront homes are situated with Biscayne Bay on the east Coral Gables Waterway on the west.

North and South Gables each have their own character and feature a nice combination of condominiums and single family home neighborhoods.  Condominiums are situated mostly in North Gables along with older, classic Spanish and Mediterranean style homes.  Newer luxury gated communities like Cocoplum, Gables Estates and Deering Bay Country Club are located in South Gables where most of the communities’ waterfront homes feature access to open water without any fixed bridges.  


List prices for single family homes start in the mid to upper-$300s for older homes with lots of character and potential on streets like Granada, Riviera as well as neighborhoods like Coconut Grove. Large estates with enormous homes can be found in communities such as Gables by the Sea that feature homes well into the multi-millions.

As for condominiums, the wide range of list prices is similar as are the styles and amenities.  From smaller, low-rise condominiums to breathtaking waterfront buildings, there is a home for every need.  List prices for condominium properties start as low as the mid $100s for very dated homes to the multi-millions for luxury waterfront units in the Gables Club, Milano and Segovia Towers.  The newest condominium projects, Ten Aragon and 55 Merrick, are beautiful properties in the heart of Coral Gables and offer a wide range of list prices for potential buyers.  The most important thing to remember is that waterfront condominium properties are somewhat limited and sell quickly.


Something for Everyone
Coral Gables is ideal for those who are interested in owning a second home in South Florida or for investors wanting to build their portfolios.  Full time residents also love living in Coral Gables.  It is one of those communities that you never want to leave once you get there with many of the same qualities as Miami but offering a much quieter atmosphere and embraces its history and character.
