Deering Bay: A Private Paradise



Situated on over 220 acres of land, Deering Bay is a 286-unit residential community offering the luxury of a country club and marina.

Coral Gables Expansion: New University of Southernmost Florida

The quality of education is one of the biggest magnets for those seeking to move to the area and buy or rent Coral Gables real estate. Dade Medical College is no exception to City Beautiful’s high standards and it has expanded to include a new property, the University of Southernmost Florida slated to open for classes early next year
According to the Miami Herald: the school which is designated as for-profit, did not disclose its location to owners of Coral Gables real estate, but the school administration did reveal to the press that it is negotiating for 20,000 to 30,000 square feet of classroom space.

According to Coral Gables City Manager Pat Salerno, the college is not building a new site for its proposed classrooms but moving into existing office space, which has already been secured. A new corporate office at 95 Merrick Way is also expected to open by the end of 2012. 
Dade Medical College has also secured space for its corporate office. 

In the words of Dade Medical College president and CEO, Ernesto Perez: “We are in the middle of negotiating in the heart of Coral Gables and haven’t signed a lease yet, “What we are looking to do is bring something convenient for students and to the service of the community.”

Currently, Dade Medical School has four campuses that serve about 2,000 students from Jacksonville to Homestead, with branches in Miami, Miami Lakes, West Palm Beach and Hollywood. A member of the Coral Gables Chamber of Commerce since 2009, courses of study include degrees in: nursing and practical nursing, diagnostic cardiac sonography and medical ultrasound, general radiological technology, healthcare management, medical assistant, massage therapy and medical billing and coding. 

Before Dade Medical College’ purchased the school, those who own Coral Gables real estate knew the University of Southernmost Florida by its former name; Southern Career College. Planned for an opening in February of 2012, college president, Perez, hopes that the Medical College will become a feeder site to the University of Southernmost Florida, serving about 1,000 new students over the course of the next two years. 

He says: “We are setting up for our kids who will fully transfer credits into the University of Southernmost Florida and they won’t be limited to the healthcare field. They can also earn an MBA in healthcare administration; there are a lot of plans.”

We all know what happens sometimes to “the best laid plans of mice and men” according to one very eloquent Elizabethan bard, but as far as the University of Southernmost Florida is concerned, fruition is a done deal and any thoughts to the contrary are quite frankly, ”much ado about nothing.”

The Ponce de Leon: A Versatile Condo Complex

The Ponce de Leon is an upscale and luxurious condominium complex offering one, two and three bedroom apartments that are not as costly as others of its kind. According to Enrique Ramentol, listing agent for the complex, all the units are currently sold out. Sales at The Ponce De Leon and their price range began at $300,000 and went up to $600,000, or $300 per square foot. Rentals in The Ponce De Leon began at $1,750 per month for one bedroom and up to $2,800 per month for three bedrooms.

The different floor plans range from 800 to 1,400 square feet. The one bedrooms are 800 square feet, 2 bedrooms 1,200 and three bedrooms 1,400. There are several distinct layouts covering the 15 floors of the Ponce De Leon condo complex. From floors 7 to 14, floor plan models range from A through F.

Pay By Phone In Coral Gables




Convenience is the key word for all residents of the modern world. This is no less true in Coral Gables where PayByPhone technology for public parking has seeped into the lives of visitors to the area as well as into the residents of the city

PayByPhone in Coral Gables permits any driver parking in a space that requires a fare to pay with a credit card either by means of a mobile phone application or a computer instead of the inconvenience of having to sift through pockets and/or purses for change and insert it into the meter or pay-and-display machine.

Policy-makers in the city have been ahead of the technology game as they began using PayByPhone since 2005. However, the system did not include access via smartphone, which it now does. 

As of November 1, a newer PayByPhone technology will be introduced for the 4,200 parking spaces available to both visitors and owners of Coral Gables real estate throughout the city.

The original system had its problems even though it was a step in the right direction. Users were required to either pay a monthly fee or hang a tag in their car. 



With the new system, a user has to:

  • Open the app on their phone
  • Enter the space number
  • Select the time for parking
  • Press ‘enter’ and forget about it.

Public affairs manager for the City of Coral Gables, Maria Rosa Higgins feels it is a more suitable way to pay for parking when she spoke with local newspaper, The Miami Herald.

“It is used by a number of cities in our region and provides more services and options for our customers than our existing system,” said Higgins.

Areas in cities such as Miami and Fort Lauderdale have instituted this parking system and it has worked well. By paying for the parking via this new app, residents can avoid hefty parking tickets. This system will enable users to refresh the meter without having to rush back to the car from wherever they are to feed it with coins. Even better, the new app will send a text alert when the meter is about to expire, for those too engrossed in whatever they are doing to check the time.

Sunset Place: A Shopping Mecca in South Miami



Sunset Place opened its doors in 1999 and has been successful ever since. No matter what type of cuisine or entertainment you prefer, chances are you can find it at the Sunset Place Mall. This South Miami hotspot has a great deal to offer to the discerning shopper and owner of Coral Gables real estate.

At Sunset Place, which is located at the intersection of US 1 and Red Road, one can find popular stores such as Urban Outfitters, Banana Republic, Barnes & Noble, Express, Z Gallerie and Whole Foods.

Hanging out at Sunset Place is a well-practiced art form savored by both visitors and residents who own Coral Gables real estate. Many may not remember as Sunset has been a staple in Miami for more than 10 years but prior to this mall, former shopping mall Bakery Centre took its place. As a result of poor architectural design and less-than-stellar retail options, the mall was a failure and Mr. Margulies defaulted on his $24.5 million loan.

The mall was sold for $11.2 million to Simon Property Group, the largest U.S. real estate investment trust. Any large mall you’ve been to in the Miami area is probably owned by this group with the exception of Dolphin Mall (owned by Taubman Malls). Dadeland Mall, Miami International Mall, and The Falls. A more obscure detail about the mall that many don’t know is the Sunset Place Farmer’s Market on Saturdays that draws many locals in. Located in the heart of the Shops at Sunset Place, this year-round market is known for locally grown organic food and vegetables, honey, baked goods, plants, orchids, various soaps and tropical fruit.
